PRE -CLOSE OR I ENTAT ION Approximately 1 week before you get your keys and move in, a Century Communities team member will set up an appointment so that you can walk your finished home, see how it functions, and learn how to best maintain it. After that, watch it all come together—from pouring the foundation to putting on the finishing touches! QUICK MOVE - IN HOME A quick move-in home is one that’s already under construction at the time of purchase, which means you won’t have to wait as long to close the deal and move in. However, that also might mean that certain structural and design options have already been pre-selected.

After you choose your new home and apply for a loan, your Loan Officer will walk you through what documents you need to provide for loan approval.

As you approach your closing date, you’ll lock in your interest rate and work with both your Loan Officer and Loan Processor to update financial documents. Expect these documents to include updated paystubs and bank statements.

Steps to Building Your New Home

1 | PLUMBING Holes and trenches are dug, formed, leveled out and fitted for the installation of utilities, including plumbing and electrical chases, along with wooden forms or footings that serve as the foundation template. 2 | FOUNDATION The concrete slab or foundation of the home is poured, filling in the holes and trenches, and given time to cure. Once cured, a waterproof membrane is applied to the foundation walls, plumbing is installed on the first level, and dirt that was excavated is back-filled into the hole around the foundation. 3 | FRAMING Serving as the skeleton of the home, framing includes installation of floor systems, walls and roof systems. Sheathing is applied to exterior walls, and installation of the roof, windows and exterior doors is completed. 4 | MECHANICALS Rough plumbing and electrical systems are installed once the skeleton is completed, running through the interior walls, ceilings and floors, including sewer lines, vents and water lines. Ductwork is installed for heating, ventilation and air conditioning. This is also the stage where bathtubs and shower/ tub units are put in place.

5 | ROOFING Final mechanicals are installed after the roof goes on. This includes installing receptacles for outlets, lights and switches, wiring for telephones, cable TV and music systems. 6 | INSULATION Insulation plays an important role in creating a comfortable, consistent climate inside your home, keeping you cooler in the summer and warmer in the winter months. The type of insulation used varies from region to region. 7 | DRYWALL Pre-Drywall Orientation will give you the chance to look at the exceptional materials and craftsmanship behind the walls. Once drywall is installed, you’ll really start to see your finished home taking shape! 8 | FINISHES It’s now time to install exterior finishes—such as brick, stucco, stone, and siding—along with the driveway and walkways. Next comes interior finishes, including doors, baseboards, door casings, window sills, stair balusters and all the decorative trim, along with cabinets, flooring, and a final coat of paint. And finally, the most exciting part, you get the keys!

VISITING THE CONSTRUCTION SITE There’s nothing like the excitement and thrill of purchasing a new home, and that’s why we want to give you the opportunity to see your homesite during construction. In order to do so, we’ve established the following guidelines for your safety and the safety of others. An appointment is necessary to visit the site so that we can provide hard hats for all visitors. The Construction Manager will personally escort you onto the active construction site, and only the Construction Manager is permitted to do so. Additionally, Sales Associates are not authorized to allow unsupervised visits or any visits from non-buyers. Before visiting, ensure that you have the proper footwear—open- toed and soft-soled shoes are not permitted. And while small children are welcome at our model homes, an active jobsite is not a safe place for them. Temporary guardrails are insufficient to prevent a child from falling through. In addition, there may be other unsafe conditions for children, such as energized wires. If you’re on an active construction site without the proper Century Communities escort,, our team is required to ask you to leave in order to ensure your safety.

Q: Can I move my furniture into my home before I close? A: Until the home officially closes, personal belongings cannot be placed in the home. Our trades access houses before COE in order to perform touch-ups, which means we wouldn’t be able to ensure the security of your furniture.

Q: Will I receive maintenance info and copies of manufacturer documents? A: Yes! We provide manufacturer and registration material. Product information is also available online. Q: What’s the best way to make a service request? A : Visit CenturyCommunities.com/Warranty to submit your request Q: Can I just call someone in the field directly for warranty requests? A: While you can, we’d encourage you to go through our website. It’s our desire to capture all service requests through our system so that we have accurate records of all requested service.

Q: May I visit my homesite during construction? A: Yes, but only by appointment and by following strict safety guidelines.

Q: May I visit the home by myself so that I don’t have to inconvenience the team? A: For your safety, unescorted visits aren’t permitted.
