Land Development Playbook

KEY TAKEAWAYS

COMMUNITY OPENING & PRESENTATION The overall presentation of the community, including monumentation, landscaping, and site cleanliness, is a significant factor when marketing and selling a new home community. The presentation of our communities demonstrates Century’s commitment to quality. LD teams are required to keep their job sites clean and clear of trash, debris, excess materials, weeds, and unnecessary stockpiles. LD teams must maintain site cleanliness, including streets, lots, detention basins, amenities, and parkways. We also need to hold our Trade Partners responsible for cleaning up after they finish their work for a given day. VERTICAL CONSTRUCTION Vertical construction teams are responsible for managing and maintaining finished lots once they have been turned over to them. Homebuilding teams shall maintain an orderly, clean, safe, and compliant jobsite per the construction playbook. Any remediation and repair work necessary due to impacts of vertical vendors after the substantial completion transition should be charged to the appropriate vendor and tracked under the applicable vertical home cost code (not within any LD cost code). SALES The division sales should coordinate or help coordinate production phasing, model location, floor plan offerings, and the building program strategy. LD Professionals will communicate and provide necessary background files concurrent with substantial completion and the initiation of sales team activities. LD needs to coordinate well in advance the timing and expectation for community monumentation, landscaping, and amenity installation. HOA Community maintenance of common areas, landscape, and amenity improvements will transition to the HOA team concurrent with its associated substantial completion process. LD Professionals will communicate and provide as-built information of the landscape plans and associated irrigation systems within the project files to the associate team member responsible for HOA setup and coordination. Team members should ensure that there are no maintenance gaps between the delivery and installation of the LD contractors and the subsequent full-time maintenance vendors. MARKETING The national and division marketing teams will have been included in previous coordination with respect to community branding, signage, monumentation, and sales material development. LD Professionals will communicate and provide necessary background files concurrent with substantial completion milestones as they occur and schedule updates as needed. Marketing team members should only communicate high-level target date goals and not pass any specific dates along as public information.

A Any remediation and repair work necessary due to impacts of vertical vendors after the substantial completion transition should be charged to the appropriate vendor and tracked under the applicable vertical home cost code (not within any LD cost code). A Vertical construction and homebuilding operations are the recipients of delivered finished lots. Their Trade Partners and Suppliers will be accessing homesites via subdivision improvements that Land Development just completed. Coordination and care should be communicated to ensure that adverse impacts are minimal and that any unavoidable damage is tracked to the responsible party. A Homebuilding sales affect how quickly new lots are needed and how quickly Century recoups its investment in your delivered finished lots. An attractive street view and entry through the community should be completed prior to lot turnover with maintenance coordinated between the installing vendors and the eventual operating entity (either the municipality or the HOA). A Completed improved common areas and amenities are required to be transferred from a development entity to the HOA entity in a timely manner. A HOA teams and management require as-built plans for effective maintenance and future operational reference. A Marketing teams support sales and HOA teams in presenting an attractive community. Marketing and sales rely on Land Development teams for community and lot information that is ultimately shared with potential homebuyers. Effective and clear communication impacts future seller feedback and quality scores.
