PROJECT MANAGEMENT
Project management is an operational set of activities that span the life cycle of every project and involves continuous communication and updates by the division LD team. The construction process is included in LD operations and continues the relationship between the development team, selected Trade Partners, and consultants as they construct and complete the contracted scopes of work that comprise the project. LAND DEVELOPMENT OPERATIONS The LD process involves the execution of various scopes of work per a defined schedule and within a defined/contracted budget. Managing this process involves constant communication between the LD Professional and selected Third-Party Trade Partners (from Office Managers responsible for contracts, accounting, pay application, and purchase orders to Field Project Managers and associated inspectors, municipal actors, and other individuals and entities). The processes of regular meetings, communicating, documenting, and updating project budgets and schedules are critical to project success. A Once a contract has been executed and development has been authorized to proceed, a field kick-off meeting will be scheduled to issue a Notice to Proceed. Provide and document a Notice to Proceed citing an executed contract. Include all appropriate Century departments and team members (PM, DP, Finance, LSS, Legal) in the communication. A Regular meeting schedules, communication and documentation requirements, and key project personnel are recognized in this meeting to be maintained throughout the project completion process. The following are items required to be discussed and documented in the field kick-off meeting: o Contracted scope of work. o Contracted schedule for scope of work. o Contact list representing field project management, contract changes, payment, and purchase order processing for each party. › Define communication and documentation required by contract for all parties. o Set a regular meeting schedule. A Regular meetings are held to review the current project status with updates on scopes of work, schedule, budget, and purchase order processing, as well as critical path tracked risk items and the team member responsible for each associated action item. o Schedules are reviewed for task duration, weather delays, and any potential additional duration development issue delays. o Budget Modifications are reviewed for proposed Change Orders that identify and verify changes in scope quantities and unit pricing. Change Orders need to be processed and approved per policy. Change Order budget modifications are addressed in budget LD2 processes.
