Warping Century Communities will repair doors that warp in excess of the tolerances that impact the door’s ability to latch correctly during the Fit and Finish period. Weather Stripping Weather stripping and exterior door thresholds occasionally require adjustment or replacement if damaged. Century Communities Limited Warranty Guidelines During the orientation, we confirm that all doors are in acceptable condition and correctly adjusted. Century Communities will repair construction damage to doors noted on the orientation list. Adjustments Because of normal settling of the home, doors may require adjustment for proper fit. Century Communities will make such adjustments one time during the first year of occupancy. Homeowner Use and Maintenance Guidelines Slight cracking, nail pops, or seams may become visible in walls and ceilings. These are caused by the shrinkage of the wood and normal deflection of rafters to which the drywall is attached. Ceilings The ceilings in your home are easy to maintain: periodically remove dust or cobwebs as part of your normal cleaning and repaint as needed. Repairs With the exception of the one-time repair service provided by Century Communities, care of drywall is your maintenance responsibility. Most drywall repairs can be easily made. This work is best done when you redecorate the room. TIP: You can repair hairline cracks with a coat of paint and slightly larger cracks with spackle or caulk. To correct a nail pop, reset the nail with a hammer and punch. Cover it with spackle, which is available at paint and hardware stores. Apply two or three thin coats. When dry, sand the surface with fine-grain sandpaper, and then paint. You can fill indentations caused by sharp objects in the same manner.
