Homeowner Use and Maintenance Guidelines Homes today are built more tightly than ever. This saves energy dollars but creates a potential concern. Condensation, cooking odors, indoor pollutants, radon and carbon monoxide may all accumulate. We provide mechanical and passive methods for ventilating homes. Your attention to ventilation is important to health and safety. Building codes require attic and crawl space vents to minimize accumulation of moisture. Attic Vents Attic ventilation occurs through vents in ridge or top of the roof and the soffit (the underside of the overhangs). Driving rain or snow sometimes enters the attic through these vents. Do not cover them to prevent this. • Do not cover or interfere in any way with the fresh air supply to your HVAC system. • Develop the habit of running the hood fan when you are cooking. • Turn on the bath fans when bathrooms are in use. • Air your house by opening windows for a time when weather permits. Proper ventilation will prevent excessive moisture from forming on the inside of the windows. This helps reduce cleaning chores considerably. Homeowner Care and Maintenance Carefully read the manufacturer’s literature and warranty for your specific model of water heater. Drain Tank Review and follow the manufacturer’s timetable and instructions for draining several gallons of water from the bottom of the water heater. This reduces build-up of chemical deposits from the water, thereby prolonging the life of the tank as well as saving energy dollars. Also, drain the tank if it is being shut down during periods of freezing temperatures. Carefully follow the instructions in the manufacturer’s literature.
