J. Cabinet or vanity drawer sticks or binds Cabinet drawers should open and close with reasonable ease. Drawers that do not meet this standardwill be repaired. Cabinet or vanity door will not stay open or closed The catches or closing hardware for cabinet doors will be adequate to hold the doors in a closed position. Cabinet hardware that does not meet this standard will be repaired or replaced. Mirrors Blemishes or imperfections in the finish of a mirror should not be visible from four feet at a 90-degree angle under normal lighting conditions. Mirrors that do not meet this standard will be repaired or replaced.  TIP: Use of ammonia-basedcleaners onmirrors is not recommendedas they can cause themirror backing to deteriorate. PART 3: DECKS All structural members in a wood deck will be sized, and fasteners spaced, according to the prevailing building codes andmanufacturer’s instructions. At the time of substantially completion of the project, splits, warps, and cups inwood decking boards, railings and/or pickets will not exceed the allowances established by the official grading rules issued by the agency responsible for the lumber species specified for the deck boards. Decks that do not meet this standard will be repaired or replaced. Deck boards will contain knots and other minor imperfections. These are not considered construction defects and are not covered under the Century Communities’ Warranty.  TIP: Decks are constantly exposed to weather conditions. Moisture, sunlight and temperature changes will cause wood planks to warp, split and cup over time. These conditions are not construction defects and are not covered under the Century Communities’ Warranty. Homeowners can substantially reduce these effects by applying wood deck sealants within six months after the deck is completed and periodically thereafter. K. L. Bi-fold and pocket doors Bi-fold and pocket doors should slide smoothly during normal operation. Bi-fold and pocket doors that do not meet these standards will be repaired or replaced. Ordinary wear and tear is not covered under the Century Communities’ Warranty. Sliding glass doors and screens Sliding glass doors and screens should open and close without coming off their tracks. Doors should lock and unlock. Sliding glass or screen doors that do not meet these standards will be repaired or replaced. B. PART 4: DOORS A.
