N. Repair work performed by Century Communities When floor coverings are repaired or replaced, Century Communities will attempt to match the surrounding areaas closelyaspossible.However, itmaynotbepossible tomatch colors,materials or patterns exactly.

PART 11: FOUNDATIONS, BASEMENTS, CRAWL SPACES A. Non-structural basement or garage floor is cracked

Cracks in concrete floors should not exceed 3/16ths of an inch in horizontal or vertical displacement. Concrete floors that do not meet this standardwill be repaired. Cracks and movement at expansion joints are normal and are not considered construction defects and are not covered under the Century Communities’ Warranty. Concrete floor or wall has efflorescence Efflorescence occurswhen salts come to the surface. Efflorescencemay appear as a chalky ordusty layer on concrete surfaces. This is a normal part of the curing process and is not considered a construction defect and is not covered under the Century Communities’ Warranty. Concrete floor surface is uneven Variations in concrete floors should not exceed 3/8ths of an inch over a 32-inch span unless designed otherwise to facilitate drainage. Concrete floors that do not meet this standard will be repaired. Basement wall or floor is damp Condensation in basements is common and is caused by moist air coming in contact with cool surfaces. Condensation is not coveredby the Century Communities’ Warranty unless it is caused by a water leak that results from faulty workmanship or defective materials. Exterior mildew and fungi In some climates, mildew and fungi can be expected to form on exterior surfaces including crawl spaces. This is a naturally occurring condition and is not considered a construction defect. Cleaning to remove mildew and fungi is a part of homeowner maintenance. B. C. D. E.

PART 12: FRAMING: FLOOR, STAIR, WALL AND ROOF A. Floor or stair tread squeaks

Some squeaking in flooring and stair treads is inevitable when moisture content in wood changes. Century Communities will take appropriate steps to attempt to reduce squeaking by ensuring that the subfloor is securely fastened on a one-time basis.
