B. Settling Settlement of soils around the foundation or over utility trenches will occur over time but should not exceed six inches or prevent water from draining. Settling that exceeds this standard will be repaired. Landscape retaining walls Water should not pass through retaining walls except through drain and weep holes. Landscape retaining walls that do not meet this standard will be repaired. Homeowners and homeowners’ associations are responsible for maintaining grading at swellsandnear retaining walls to ensure proper drainage. Homeowners or homeowners’ associations should not plant trees near retaining walls that require special watering or have root systems which could damage the retaining wall. Sod, seed, plant or tree dies Plant types and growing seasons vary widely across the country. Please see your supplemental landscape warranty for details regarding sod, seed, plants and trees. Homeowners or homeowners’ associations are responsible for watering plants, trees and grassand taking appropriate steps to prevent or treat insect, fungus or mold infestations. Plumbing fixture, supply line or shut-off valve leaks Shut-off valves that control deliveryofwater to a singleplumbing fixtureor applianceand the supply line from such a shut-off valve to the plumbing fixture or appliance should not leak as the result of faulty workmanship or defective materials. Plumbing fixtures, including faucets and toilets, should not leak as the result of faulty workmanship or defectivematerials.Valves, supply lines and fixtures that do notmeet this standardwill be repaired. Fixtures, supply lines and shut-off valves not installed by Century Communities, or those which have been modified by anyone other than Century Communities, are not covered under the Century Communities’ Warranty. Homeowners are required to notify Century Communities immediately when a leak is detected. Condensation Moisture will collect on cold water pipes, windows, basement walls and other cold surfaceswhen indoor humidity levels are high and outdoor temperatures are low. These conditions are normal and are not covered under the Century Communities’ Warranty. Homeowners can reduceor eliminate condensationby installinga dehumidifier or by ensuring adequate air circulation, and proper ventilation.
