Requirements Check with your local building department and homeowners association before designing, installing or changing landscaping for any regulations that they require you to follow. Grass Century Communities will install grass in your yard. We will fine grade your lawn prior to installing your grass on the natural soils that are on your home site. No topsoil or other materials will be applied or required prior to installing the grass. Newly installed grass requires extra water for several weeks. Please water in the cool part of the day (ideally just before sunrise) at regular intervals for the first three weeks. Be aware that new grass and the extra watering it requires can sometimes create drainage concerns (in your yard or your neighbor’s) that will disappear when the yard is established and requires normal watering. During your orientation, the condition of the grass will be noted. It is common for sod to have gaps where the pieces are rolled out. When the sod is laid it will also become “stressed” because it has recently been cut and placed in a new environment. This is normal and is not an indication that your sod is going to die. If you follow the procedures above and start feeding your lawn with fertilizer at the appropriate time, your new lawn will take hold. Century Communities provides no warranties on the grass installed on your home site due to the fact that we cannot monitor the care and maintenance after your settlement. Irrigation System If Century Communities included a sprinkler system with your home, we will arrange to have the installer demonstrate the system and make final adjustments shortly after you move in. The installer will note and correct any deficiencies in the system at the same time. Whether we install or you install it yourself, keep these points in mind: • You are responsible for routine cleaning and adjusting of sprinkler heads as well as shutting the system down in the fall. Failure to drain the system before freezing temperatures occur can result in broken lines, which will be your responsibility to repair. • Conduct weekly operational checks to ensure proper performance of the system. Direct sprinkler heads away from the home. Trickle or bubbler-type irrigation systems are not recommended for use adjacent to your home. • Automatic timers permit you to water at optimum times whether you are at home, away, awake, or asleep. The amount of water provided to each zone can be accurately and consistently controlled and easily adjusted with a timed system. Check the system after a power outage and keep a battery in place if your system offers that as a backup. Century Communities provides no warranties on the irrigation system from damage due to mowers, cars and or any other heavy equipment.
